• A month after the construction news of GTX-C, the Uijeongbu apartment pre-sale market has changed.

    After the announcement of the business execution plan approval on December 27, the GTX-C project has legally commenced construction, seemingly thawing the previously frozen apartment pre-sales market in Uijeongbu. This is perhaps understandable, considering that for Uijeongbu Prugio Classiel, excluding special supply, only 706 people applied for about 579 units, resulting in a rather disappointing outcome.

     

    The level of concern was significant, as not only was no budget allocated for the GTX-C line in the 2022 budget execution, but there were also doubts about whether construction would actually begin within the year. However, approval was eventually granted, and with it, interest in the affected areas surged rapidly, leading to a revitalization of the pre-sale market from January this year.

     

    With the GTX-C line, it is now possible to travel from Uijeongbu to Samseong Station in about 20 minutes. Additionally, the extension of Line 7 allows travel from Dong-o Station to Topseok Station, which is 10 minutes away, facilitating access to Konkuk University, Gangnam, Incheon Cheongna, etc., thereby leading to an increase in real estate contracts in the area due to the ripple effect.

     

    Among these, Uijeongbu Prugio Classiel, located in the beneficiary area, which had hardly any contracts up until last year, began to see dozens of contracts in January alone, following an announcement of the GTX-C construction and a change in conditions that reduced the deposit from 10% to 5%. This trend has continued into February.

     

    The reason Uijeongbu Prugio Classiel, which had received poor subscription scores among Uijeongbu apartment pre-sales, is now performing quite well is due to its prime location: close to Uijeongbu Station within 1km, a prime station area with Dong-o Station on the Kyungchun Line just a 2-minute walk away, an educational district with already established schools and institutes, walking and cycling paths along Buyongcheon and Jungnangcheon extending to the Han River, and a hub for intercity buses in northern Gyeonggi, allowing travel across the country within a 10m distance from the apartment.

     

    Geumodong is also showing to be a highly preferred area for those interested in apartment pre-sales in Uijeongbu, indicating that it could be an attractive option for both residence and investment.
